With Dolkhar’s design being inspired by vernacular architecture, the passive solar architecture keeps the villas warm in winter and cool in summer, allowing the property to remain open all year. “The property belonged to my grandmother, and it was where she spent the majority of her life nurturing the land, planting and watering trees, taking care of her cows, yaks, donkeys, and sheep. This was when the landscape of the now fairly developed city was very different. The front building for Dolkhar, where the reception, restaurant, bar and spa are located, was built as a re-creation of our ancestral home. Unfortunately, the old house, a home for four generations of my family, was not structurally sound and therefore, had to be taken apart for the most part. But in constructing Dolkhar, we tried to keep as many of the structural elements as possible. ”

All the wooden window panels were either used as is or repurposed. I spent the majority of my childhood outside of Ladakh, but the land on which Dolkhar was built holds a very special, almost sacrosanct space in my heart. Dolkhar is situated on Lower Tukcha Road, and until just a few decades ago, Tukcha had few buildings and was, in fact, the area where people who lived under the Leh palace had their farmlands. Luxury Duplex Villa (7 units)

Built in a traditional way by local artisans from rammed earth, stone, poplar and willow wood, these 2-storey ‘duplex’ villas share a warm, inviting and cozy space with guests. Interiors pay homage to local arts and crafts, with hand-woven yak and sheep wool rugs and wooden furniture handmade local artisans. The sustainability principles of Dolkhar are exemplified in the use of laundry bags and stationery that have been made from recycled materials, and soaps made locally from apricot and sea-buckthorn. Both the tea and coffee is locally produced and bathroom amenities are consciously crafted locally by a community driven company to ensure they are environmentally friendly and non-polluting.

Bedrooms are 29 sqm and set with either a queen or twin-single beds, comfortably sleeping up to 2 guests or a maximum of 3 guests with the addition of an extra bed (charges apply, sofa bed). The ground floor houses a lounge, set with floor to ceiling glass windows and doors that wash the room with natural light, a comfy sofa and smart TV. The en-suite private bathroom features a shower, and hand-crafted eco-friendly bathroom amenities. Other features of the villas include air-conditioning, heater, complimentary WiFi, writing desk, intercom, oxygen support when needed and a doctor on-call.

Sustainability, for Dolkhar, means implementing practices that have a minimal impact on the environment while promoting the well-being of the local community. It involves conscious choices, such as reducing consumption, using natural building materials, creating a zero-waste kitchen, and employing passive solar heating methods. Dolkhar aims to operate from a Ladakh-centric lens to preserve the region's cultural and natural heritage. The architecture of the boutique stay reflects an integration of local Ladakhi sensibilities with the built form. We’ve used locally sourced materials and traditional construction techniques, with structures made from compressed stabilized earth blocks (CSEB), local willow and poplar wood, and traditional columns and beams. Over forty Ladakhi craftspeople collaborated with us on the interiors, working with local materials such as wool, ceramics, metalwork, and woodcraft.

Our commitment to sustainability goes far beyond physical structures. At Dolkhar, we focus on reducing environmental impact aim for a zero-waste and zero-plastic environment. We support and conserve local crafts by collaborating with artisans and creating livelihood opportunities. Co-founding Hatti, a social enterprise that promotes Ladakhi crafts, has been another step in furthering this vision of preserving and promoting traditional art forms. Our commitment to Ladakh, its communities, and the planet shapes every decision we make at Dolkhar. By rooting our work in Ladakhi traditions, supporting local craftspeople, pushing for more sustainable tourism, and creating thoughtful food experiences, I hope we are building something meaningful, something that gives back as much as it takes.
